Solar, batteries, and roofing in San Dimas

VertX is headquartered in West Covina, about 18 min from San Dimas. We design, permit, and manage solar, Tesla Powerwall, and roofing projects for San Dimas homeowners, with licensed crews and one company accountable for the whole job.

What's different in San Dimas

Four things that shape your project.

Utility and rates

San Dimas is served by Southern California Edison. New solar systems go on SCE's net billing tariff (NEM 3.0), which pays very little for power you export, so we size every system to your actual usage and usually pair it with a battery so your evening hours run on your own stored power instead of the most expensive grid rates.

Permits

Building and electrical permits in San Dimas are issued by the City of San Dimas Building & Safety Division at 245 E. Bonita Avenue. VertX prepares the plan set, files the application, and schedules the final inspection; you sign, we handle the rest.

San Dimas runs residential rooftop solar through SolarAPP+, the automated plan-check platform: the design is checked online, the approval number is uploaded to the city's online Permit Center, and the permit is emailed with no counter visit. The city also has its own aesthetic rules for rooftop arrays: conduit painted to match the roof, modules kept 12 inches back from edges and ridges, and flush mounting no more than 6 inches above the surface. Since January 1, 2026 the city only accepts plans designed to the 2025 California codes.

Fire and outages

CAL FIRE's March 2025 hazard map gave San Dimas Moderate, High, and Very High zones for the first time, concentrated in the foothills and canyon neighborhoods north of Foothill Boulevard and the hillside streets of Via Verde. The Bridge Fire in September 2024 put San Dimas under evacuation warnings for several days. San Dimas is Southern California Edison territory, and neighboring La Verne's foothill circuits have already been shut off in Public Safety Power Shutoffs, so a battery that keeps the refrigerator, Wi-Fi, and a room of lights running is the practical answer for hillside homes.

Homes and roofs

San Dimas has about 12,400 homes and roughly 72 percent are owner-occupied, one of the highest ownership rates in the valley. The median home dates from 1976, so the bulk of the stock is 1960s to 1980s ranch and two-story tracts, with larger hillside lots in Via Verde and equestrian-zoned parcels toward San Dimas Canyon and Horsethief Canyon. Composition shingle dominates the flats; concrete tile is common on the hillside tracts built from the late 1970s on.

West San Dimas (Mesa Oaks) is an unincorporated county island inside the city. Homes there pull permits from Los Angeles County, not the city, which changes the timeline and fees; we confirm jurisdiction from your address before quoting.

San Dimas questions

Straight answers.

How fast is a solar permit in San Dimas?

Faster than most cities. San Dimas accepts residential rooftop systems through SolarAPP+, which checks the design automatically. Once the approval number is uploaded to the city's Permit Center and the fee is paid online, the permit is emailed, and inspections are booked for the next business day. Ground-mount and commercial systems still go through a manual plan check. The longer wait in San Dimas is usually SCE's permission to operate, not the city.

Does San Dimas have rules about how solar panels look?

Yes. The city's planning division requires conduit painted to match the roof, modules set back at least 12 inches from roof edges and ridges, and flush mounting no more than 6 inches above the roof surface. We design to those rules from the start so the plan does not bounce, and the result is a cleaner-looking array anyway.

Is San Dimas in a fire hazard zone now?

Parts of it. CAL FIRE's 2025 map added Moderate, High, and Very High zones to San Dimas, mainly the foothills north of Foothill Boulevard, San Dimas Canyon, and the Via Verde hillsides. Homes in those zones need Class A roofing and wildland-urban interface details on a reroof, and their SCE circuits sit in the high-fire-risk territory where SCE runs Public Safety Power Shutoffs on windy days. Both are reasons to plan the roof and a battery together.

What changed with the 2025 building codes in San Dimas?

As of January 1, 2026, San Dimas only accepts plans drawn to the 2025 California Building, Electrical, and Energy codes. For homeowners that mostly affects reroofs, where cool-roof and attic requirements apply, and HVAC replacements, where the energy code favors heat pumps. Every VertX plan set is drawn to the current code cycle.

My address says San Dimas but the county handles my permits. Why?

You are probably in West San Dimas, also called Mesa Oaks, an unincorporated pocket of Los Angeles County surrounded by the city. Your utility is still SCE, but building permits and inspections go through LA County Building and Safety rather than the city, and SolarAPP+ availability and fees differ. We check jurisdiction from your parcel before we quote.
