Solar, batteries, and roofing in Walnut

VertX is headquartered in West Covina, about 13 min from Walnut. We design, permit, and manage solar, Tesla Powerwall, and roofing projects for Walnut homeowners, with licensed crews and one company accountable for the whole job.

What's different in Walnut

Four things that shape your project.

Utility and rates

Walnut is served by Southern California Edison. New solar systems go on SCE's net billing tariff (NEM 3.0), which pays very little for power you export, so we size every system to your actual usage and usually pair it with a battery so your evening hours run on your own stored power instead of the most expensive grid rates.

Permits

Building and electrical permits in Walnut are issued by the City of Walnut Building & Safety Division at City Hall, 21201 La Puente Road. VertX prepares the plan set, files the application, and schedules the final inspection; you sign, we handle the rest.

Walnut's own solar page describes an expedited over-the-counter process for rooftop systems of 10 kW AC or less on single-family homes, with building and electrical permit forms filed at City Hall. SolarAPP+ also lists Walnut as a live jurisdiction, so we confirm the current submittal path with the counter before filing. City Hall is open Monday through Thursday and closed Fridays.

Fire and outages

Walnut adopted CAL FIRE's 2025 hazard map by ordinance in June 2025. Roughly a sixth of the city is now Very High Fire Hazard Severity Zone, in two hillside pockets: the north hills around Granite Wells Road and the south hills near Wildcat Canyon Road, with a wider High band across the ridges between them. Walnut has not seen a major named wildfire, and we found no record of SCE de-energizing circuits inside the city, but the hillside tracts sit in SCE's high-fire-risk territory, and a reroof there must meet Class A and wildland-urban interface standards.

Homes and roofs

Walnut has about 9,200 homes and roughly 84 percent are owner-occupied, the highest ownership rate of any city we serve. The median home was built in 1982 and nearly half the housing stock went up in the 1980s, so the typical Walnut project is a two-story hillside tract home on concrete tile with an original 100- or 200-amp panel. Tile is where inexperienced solar crews do the most damage, and it is where having roofing in-house pays off.

Many Walnut tracts, including Snow Creek and the guard-gated Terraces at Walnut, have homeowner associations with architectural review. California's Solar Rights Act caps what an HOA can require: conditions cannot add more than $1,000 to the system cost or cut output more than 10 percent, and an application not denied in writing within 45 days is deemed approved. We prepare the HOA packet with the city permit.

Walnut questions

Straight answers.

Can my Walnut HOA stop me from installing solar?

No. Under California Civil Code Section 714, an HOA cannot prohibit rooftop solar and can only impose conditions that do not raise the cost more than $1,000 or reduce output more than 10 percent. If the association does not deny a complete application in writing within 45 days, it is deemed approved. We handle the architectural application alongside the city permit, with the layout, equipment datasheets, and a roof plan.

Is solar on a tile roof in Walnut a problem?

Only if the crew treats it as an afterthought. Most 1980s Walnut homes have concrete tile, which cracks under foot traffic and leaks when penetrations are flashed badly. Because roofing is half of VertX's business, tile arrays get proper double-flashed mounts, replaced tiles from matching stock, and a roof inspection before the design is final. If the underlayment is near the end of its life, we tell you before the panels go on, not after.

How does the solar permit work in Walnut?

The city's Building & Safety Division at City Hall runs an expedited process for rooftop systems of 10 kW AC or less on single-family homes, and SolarAPP+ lists Walnut as a participating jurisdiction. We confirm the current submittal path with the counter, file the plan set, and schedule inspections, which the city runs Monday through Thursday. The longer wait is usually SCE's permission to operate.

Is my Walnut home in a fire hazard zone?

If you are in the north hills near Granite Wells Road or the south hills near Wildcat Canyon Road, likely yes. Walnut adopted CAL FIRE's 2025 map in June 2025 and those pockets are Very High, with a broader High zone along the ridges. Inside those zones a reroof must use a Class A assembly and wildland-urban interface details, and the roof cannot be overlaid with a second layer of shingles. We check the parcel on the city map before quoting a roof.

Do I need a panel upgrade for solar or a Powerwall in Walnut?

Often not for solar alone, but many 1980s Walnut homes have a 100-amp or crowded 200-amp panel, and adding a Powerwall, an EV charger, or a heat pump can push it past its limit. We check the panel on the site visit and price a main service upgrade only when it is actually needed, with SCE's meter-spot handled in the same permit.
